Part 6 -- The Business Owner's Liquidity Advantage

Self-Employed? Your Tax Returns Shouldn't Be the Only Way to Qualify for Financing.

You own a successful business, have strong cash flow, good credit, and substantial equity in your home.

But when you need financing, the lender tells you that your tax returns don't show enough income.

Sound familiar?

Whether you're a sole proprietor, 1099 independent contractor, S-Corp owner, or C-Corp owner, this is one of the most frustrating challenges self-employed borrowers face.

You've worked hard to build your business, and your CPA has helped you legally minimize your taxes. Yet those same deductions can make qualifying for a mortgage or accessing your home equity surprisingly difficult.

The good news? Your tax returns may not be the only way to qualify.

Two Alternative Ways to Document Your Income

We have access to specialized financing programs that may allow qualified self-employed borrowers to use:

  1. Bank Statements: Eligible personal or business deposits can be evaluated to determine qualifying income.
  2. Profit & Loss (P&L) Statements: Certain programs allow qualifying income to be evaluated using a business P&L, subject to documentation and underwriting requirements.

These solutions can help eligible business owners buy a home, refinance an existing mortgage, or access home equity through a HELOC, even when traditional tax-return underwriting doesn't work.

Why This Matters for Homeowners

Imagine having substantial equity in your home and a low-rate first mortgage you don't want to lose.

You need capital for home improvements, debt consolidation, college tuition, business opportunities, investments, or simply greater financial flexibility.

A specialized HELOC may allow you to access that equity without replacing your existing first mortgage.

And because a HELOC is generally a revolving line of credit, you may be able to establish access to funds before you need them, subject to program terms.

That flexibility can be valuable when an unexpected expense or opportunity arises.

The Strategy Comes Before the Loan

Having access to equity doesn't automatically mean you should borrow against it. However, there are real ways to use your equity to fund other strategies to grow wealth and avoid unnecessary tax burdens.

Before recommending any financing strategy, I want to understand:

  1. What are you trying to accomplish?
  2. What will the financing cost?
  3. Will it improve your overall financial position?
  4. What's the repayment plan?

Math decides.

If traditional financing provides the best outcome, that's what we'll recommend. But when legitimate tax planning creates a qualification problem, bank-statement and P&L-based financing may provide another path.

Let's Evaluate Your Options Before You Need Them

At The Brent Willis Team at NEO Home Loans, our goal is to help clients make smarter mortgage and real estate decisions before, during, and long after closing.

We want every financing decision to help you save or make more money, grow wealth, and retire well.

If you're self-employed, whether you operate as a sole proprietor, earn 1099 income, or own an S-Corp or C-Corp, let's review your options.

You may have more ways to qualify than you've been told.

You can contact Brent or start an application through the buttons above.

Program eligibility, acceptable income documentation, property types, loan terms, and permitted uses vary. HELOCs are secured by real estate and may have variable interest rates.

If you have significant equity in your home, let's determine whether having access to that equity makes financial sense.

The next step is figuring out whether using any of it actually makes sense.

Testimonial - Darren Hughes; Owner of Hughes Tiling

I recently worked with Brent Willis on a Home Equity Line of Credit. I'm self-employed and, like many, my tax returns don't necessarily reflect my true income picture, and it made it difficult to qualify for a mortgage. However, Brent was able to use my business cash flow vs. my tax return income and I was able to access my home equity I've built with no problems which, the extra capital helps me continue to run an efficient business. Now, I can keep my tax strategy AND access my home equity with no disruptions! When other banks couldn't do it, Brent could. Can't recommend him highly enough!
